vacation rentals and focus on cabins pros and cons

I have looked into lots of vacation rentals mainly looking at cabins. Is there anything that I need to know when dealing with those kind of investments. Also I've heard from a lender you cant have someone gift you money for the down payment on an investment property is this true.
