** Very new to investments ** Looking for advice for my situation

Hi, my name is Jediah  /located in ON and I am new to real estate investment. I have a good credit score and a government job but not a lot saved. I am interested in getting in multi-unit properties through joint ventures, crowd funding etc. I am forever a student so I am doing what I can to educate myself on these topics. I just wanted to shoot my shot to see if anyone can provide any practical tips in the realm of purchasing property with little to no money down. I appreciate any advice.
