Under Contract on my 1st Rental. Need to get systems set up.

I'm closing on a 4 Bed/3 Bath rental. It is currently occupied, but will be vacant when we close as the current leases expire. There are leases in place that will start in July. 

This is my first rental and I want to set up my accounts and systems to support future properties in the same market. I would welcome any advice or guidance that people a little father along the path.
