First Property, in NJ - Advice Wanted

Hello,

I am new to real estate and am looking to buy a property on the Jersey Shore in a town that has a solid year round rental base. I ran the numbers and it looks good to me but I was really hoping someone could look at them as well and tell me your thoughts. This will be my first ever time buying a home, we will not be living in it but have a substantial downpayment (10-15%). It has 2 units. I’m hoping someone would be willing to chat with me about this.
