looking for help where to invest in nj or pennsylvania

I'm new to the real estate industry and would like to know where to invest, i have been investing in the essex county nj with help of my brother but would like to build my self up in a new area, I heard that pennsylvania has good potential can anyone help me where is a good citi or county to invest in, i have  partners that have as much money i needed to buy as long it's a good deal, I'm looking for multi family houses to buy and rent out, or I am looking for single family houses to flip, I am ready to buy houses that need a lot of work.
