New Rehabber Investors Need Professional Advice

Hello Everyone,

I am Manny and we are from Murfreesboro, TN just a few miles southeast from Nashville.

My partner Ivan and I have been in working in the Multi-Family renovation business for over 10 years and we have worked anywhere from just a simple apartment complex paint job to full exterior and interior renovations. We have done this work for General Contractors and property owners in TN, AL, GA, OH and other states. Our small renovation business has had gross sales of over $1.3 million per year for the past 2 years.

We have solid lines of credit with Home Depot, Sherwin Williams & Pro-build who are our largest suppliers as well as unsecure line of credit with our Bank where we only pay 6.75% APR for the money we take out. This is great for Down payment money and rehab money.

We have been pre-approved for conventional financing and actively looking for our first rehab deal. it has not been easy but we are still looking.

Our Goal is to invest in Real Estate by buying, rehabbing and selling single family homes to generate cash to then buy and hold single and multifamily dwellings.

We buy houses that meet the following criteria:

Distress Properties: (Rehabs)

* Buy Rehab properties at 30% below ARV - Repairs cost. Up to $140.000.00 ARV to fix and flip.

Buy and Hold Properties:

* Buy and Hold in neighborhoods with 5%+ growth in the last 12 months.
* Buy Retail: 20% below FMV up to $150,000.00

Our long term goals are:

Year 1
* Acquire and rehab 2 houses and buy and hold 2 houses for cash-flow.

Year 2
* Acquire and rehab 4 houses and buy and hold 4 houses for cash-flow.

Year 3
* Acquire and rehab 6 houses and buy and hold 6 houses for cash-flow.
* Acquire apartment building of 10 units or more.

Year 4
* Acquire and rehab 8 houses and buy and hold 8 houses for cash-flow.

Year 5
* Acquire and rehab 10 houses and buy and hold 10 houses for cash-flow.

Year 6
* Acquire and rehab 12 houses and buy and hold 12 houses for cash-flow.
* Acquire apartment building of 10 units or more.

Year 7
* Acquire and rehab 14 houses and buy and hold 14 houses for cash-flow.

Year 8
* Acquire and rehab 16 houses and buy and hold 16 houses for cash-flow.

Year 9
* Acquire and rehab 20 houses and buy and hold 20 houses for cash-flow.
* Acquire apartment building of 10 units or more.

Year 10
* Acquire and rehab 22 houses and buy and hold 22 houses for cash-flow.

Goal at the end of 10 years is to own at least 162 rental units cash flowing more than $25,000
