Help! Creating My LLC for REI

Hi Everyone, 

I'm going into a new journey. I'm looking to start my own LLC in order for me to start investing in REI. The end goal is to BRRRR single family, MF and possibly flip properties. There is also the possibility of wholesaling. I will be mainly working my main W2 job in AZ that allows me to invest on the side. I will be working from home in AZ but investing virtually. I have owned an LLC in the past but I only did work with inside the state were I filed the LLC, that state was CA. I'm trying to figure out is if I should file my LLC in AZ were I live right now and will be operating out of or if I should do it in another state like Delaware or Nevada. I will be doing a lot of business outside of AZ and I want to know what is the best thing for me to do financially, and legally when it comes to taxes. I'm also the person that like privacy a lot. I have heard those states offer those types of benefits. I'm not saying I want anonymity for greed or anything like that... I just like to keep my information private.

Please advice as much as you can feel free to treat me or explain your reason as if I was beginner.
