First Investment Property

Hello, Pls I your candid advice in making decision on my first investment Property. I have 3 options 2 of which i would have to buy cash

1) is a property selling for 32k. The cap rate is 12%. COC IS 12% and the Monthly cashflow would be $300

2) is a 4 1bd units selling for 62k. The cap rate is 13%, COC is 12% and cashflow is 600.

3) is a bigger property selling for 75k. cap rate is 9.2, COC IS 17% AND cashflow is 340. This i would have to finance @ 4.1 %.

Which one shd i go for. I plan on growing my rental porforlo.
