MA- need help! Can I rent main floor of my house

Live in MA/RI. If I buy a single family house and then while renovating rent out a part or the single family while staying in a seperate room is that okay? There is a door seperating half the house and both halves have everything needed but the room id live in until it’s finished has no kitchen
