Newbie Marketing with a DM letter

My wife and I wrote this letter that we want to direct mail to potential sellers. We've narrowed down out of area owners, 50% equity, etc, etc.  I'd love to know your opinions on the letter.

My wife Heidi and I have lived in the High Desert for close to four decades. Our kids all attend school up here and we love the High Desert. We are trying to purchase some properties up here and I’m wondering if you’d be interested in selling.

• We will buy your property AS-IS
• We will buy with NO inspections
• We will buy with NO appraisals
• We will close within two weeks which means you have the easiest transaction of your life and CASH in your hands by the end of the month.

We aren’t a big firm you see on TV or the internet. We have three kids, a yellow Labrador named Sadie, and very serious about talking to you.
