2% Doesn't exist in SLC

Hey Y'all,

I am a new investor, so let me know if I should focus my energy elsewhere. I want to invest in SLC,UT it is what I know really well, and I only see it going up. Initially I thought multi family units, but I can't find any deals that abide by the 2% rule. In such a hot market what niche would y'all recommend focusing on? I will continue to do more educating and research through this amazing community, as I'm sure there are some answers somewhere within this tome.
