Contract for my first rental!!!!

Just put in first property 😬!! Nervous, but excited.. property is 89k, i put in a offer for 75k... Possibly rent for 8 to $900 mthly.. mortgage will be $475 a month if offer is accepted!!! Sound like deal PB family?
