I think I May Have Done Something Wrong

Good afternoon. I am new to the real estate investing world. Actually when I say new, I have tried several times in the past but to no avail. I wanted to try again with my sister/partner. I was able to get two deals under contract in the DFW area but for whatever reason, I just cannot find an end buyer for the deals. I mostly get other investors or wholesalers that say I got the property to high for them as they want to pick it up and wholesale to another person. I am now trying other ways to move the properties. My other option was to just keep the properties and flip them on my own as I do have an architecture and construction background. However, I do not have the available cash to do so readily available. I have been trying to find private money to flip these properties but that is hard to do as the sellers and realtors are really pushing me to close these deals. One house has been sitting for 3 years but now that I want the home, they are really pushing me and threatening legal action. I am at my wits end about how to go about getting these homes flipped or moved. I do not want to give up on real estate investing again, but what I am going through now is making me want to just hang it up again and maybe permanently this time. This is keeping me up at nights and I can't really concentrate on much else because I am afraid that I may be in legal trouble. Anyone have any ideas? Thank you for your time.

@Corey Curlee Note to self....wholesaling is Not investing.....it is usually a dead end waste of time, due to the realities of how real estate works. There aren’t dozens of deals suitable for wholesaling just sitting around.
