Triplex deal analysis

Been looking at small multifamily for a while for buy & hold. Found a CA triplex and ran through the calculator with conservative numbers. It's an older triplex but expecting to renovate and raise rents with tenant turnover. Any feedback?

  • Purchase Price: $330,000
  • Financed: $264,000
  • Closing Costs: $4000
  • Repair Costs $0

Monthly Income:
Rent: $2700

Monthly expenses:

  • Tax: $213
  • Insurance: $110
  • Vacancy: $270 (10%)
  • Repairs: $135 (5%)
