@Evan Polaski , point well taken and thanks for sharing your numbers. I did increase my capex significantly after Tim's advice considering all line items. I'm up to $300/month. However, I have done HVAC, water heaters, minor renos myself so there's still some cost saving. 

Good notes on the PM fees, I have a lot to learn there!

On the financing, I already have some reserves and HELOC secured for unit turn renos. Rent comps would increase $200-250/door. This initial analysis was to see if it would cash flow day one and go from there.

@Tim Herman Tim, thanks for the feedback. I adjusted the tax and PM fees. I did find a local PM "advertising" 7% but sounds too good to be true for a small portfolio. My capex is lean because because I can do flooring and some reno myself at unit turn but I increased it a bit for safety. Good notes on the maintenance per door too. There may not be enough meat on this deal. Thanks again for sharing!

Been looking at small multifamily for a while for buy & hold. Found a CA triplex and ran through the calculator with conservative numbers. It's an older triplex but expecting to renovate and raise rents with tenant turnover. Any feedback?

  • Purchase Price: $330,000
  • Financed: $264,000
  • Closing Costs: $4000
  • Repair Costs $0

Monthly Income:
Rent: $2700

Monthly expenses:

  • Tax: $213
  • Insurance: $110
  • Vacancy: $270 (10%)
  • Repairs: $135 (5%)
  • Cap Ex: $135 (5%)
  • Management Fee: $216 (8%)
  • Other Expenses: $150 
  • P+I: $1,153
  • Total: $2,382

Cash flow: $317

Cash to Close: $70,000

Cash on Cash ROI 5.45%
