24 Years Young & Looking to Get Started

Hi guys, my name is Keelan Doyle and I'm 24 years young :) I have been studying real estate for about a year now and am looking for advice on how to get started. I run an Amazon used book business and flip sports cards on the side. I have roommates and I have been able to keep my living expenses under $1200 a month. Luckily this helps me to save as much as possible. I've been able to save up about 14k so far, but I know I can get to 30k within the next six months. I have a ton of equity I can pull out of the businesses to get started. Currently, I am looking at the option of a first time home buyer loan on a cheaper 4 plex and moving into one of the units and renting out the others. I am super interested in the brrrr strategy to scale into more units however, I am super nervous about renovation and refinancing. I know the 4 plex house hacking idea is great however I know I need the right deal if I want to brrrr it. Any advice for a newbie? I know the first few deals are the most important for all real estate investors. I do not want to mess this up lol
