I have the contact information of an off-market homeowner, should I contact him now or after I get pre-approved for an FHA loan/hard money loan?

A lot of times the lenders want to know the property. That depends on your market conditions. You contact them now if the person is going to go list it on the market and sell if for more, you might contact them now. If you don't think they’re going to go anywhere and you can wait enough time to get the right direction where you want to head, then we can buy later. So it depends on what your plans are.
