Needing some advice

I am brand new to real estate investing and I am looking to do rentals for right now. All the houses in my area that are in my price range are going the moment they hit the MLS or even sooner. There are people over bidding on houses by 20-30K. I cannot compete with that. I thought about buying a place to flip but the cost of materials is insane and i would spend way more and have less profit. Do you think that I should just wait for prices to drop or to just be patient? Thank you.
