Commercial/Retail Vs Residential Opportunity in DT Acworth, GA

Hello all,

My family recently purchased a retail space in down town Acworth and in the deal got about $100K in equity. We are considering either a retail tenant (As we have some offers), or would completely renovate the approx 1700 sq ft space into a more luxury 2 unit residential space. With the obvious zoning considerations we will have to go through, I was wondering if anyone had recommendations on the cashflow, headaches, potential future growth, etc..  on the retail vs residential options.
