House hacking a multi-family in Chicago, and Northwest Indiana

I'm looking to House Hack my first multi-family home. What are some areas to invest that will bring in good tenants and appreciate in value? I'm looking to live in the place for about an year, I'm trying to find an area with low crime rates. Any recommendations would be greatly appreciated
