First investment...Needs work...Need advice.

I am a new real estate agent just starting out and my partner owns a small mushroom farm. I currently have a split-level property with commercial space downstairs and an apartment upstairs that I am in the process of renovating to rent out. It is seller financed and we got it for a steal. However, the whole building needs an overhaul in renovations.

I need advice on how to proceed. So far we have slowly been fixing things but it's to the point where the next few projects will be expensive and I worry that we are spending too long without any return. We currently live in the apartment so it does serve a purpose.

I'm just really lost on what to do. Any advice would be appricaited.
