First investment deal

Hi Everyone!  I am grateful for this community to have helped me get so far. 

I am trying to get your advice on my first investment property to help me identify if its a good deal. 

https://www.realtor.com/reales... 4 bed 1.5 bath in Delhi, NY, asking price $200k, my offer price $185k. 

Does anybody have experience investing in this area? How easy or hard is it to find tenants for Airbnb? Is there anything extra I need to be mindful of given that its near water? I already plan to get flood insurance.
