Good buy and hold markets in the west?

Hi BP! Wondering where folks are looking for buy and hold single family rentals in the west? I have an interest in ID, TX, and AZ... looking for single family, starter homes, in good locations with good schools, and decent RV ratios.. as close to 1% as we can get. Anyone successfully finding cash flow in some of these markets?
