Motivated-Beginner Real Estate Investors-Next Steps

Hi All,

My brother and I (business partners) are beginners in the world of real estate investing. We have read many books, attended webinars, and invested in ourselves to learn as much as possible. However, we still haven't taken action. I am more the "we need to research" type before making a big step while my brother is the risk taker. A few questions/advice before we jump in would be greatly appreciated. We are located in La Plata, MD, close to the Washington, DC area. We will need 100% hard money lending and/or partners. We would like to start out flipping then work our way into rentals using the BRRRR method. We are looking to build our core 4.

1. Any recommendations on presenting your deal to a hard money lender?

2. In rental properties, how do we refinance a ARV loan after rehabbing?

3. Any tips for new investors starting out?
