Hi guys Looking at a Multi today

Multi Unit 139,000. 2 doors 4 beds and 2 bathroom. 635.00 a month on each. Owner pays for trash. Least goes for 9 mo. One side is empty heyyyyy. That’s for me to move in. 

I feel I should offer 119.00 I feel tenants should pay for their own trash or I go up on rent to accommodate but I don’t know if I have to honor his Least instead of my own.

I'm not good with the math part. Pictures look like it needs some updates. I was thinking FHA. I don't have a lot of personal money about 7,000.00 if anyone can help with the math. I look at it at 6:30pm today.

What should I offer. I hope I gave enough information. Thanks in Advance guys. I love this space. I’m looking forward to answering questions in the future for others. I’m to green right now. Thank u all!!!
