Rent & Invest Vs Buy

Hello everyone,

I'm still quite new to property investing so any tips would be great. I've recently relocated to Canberra from Sydney for work, the current plan is to stay 3 years and depending on the project I may move back with the family or to another state. I'm thinking of 2 options;

1. Purchase in Canberra, live in it till I move again.

- from my preliminary calculations, there are too many fees associated with leasing out a property in Canberra so the cash flow would be low. Is this worth if my current plan is to stay for 3 years, and rely on appreciation?

2. Continue renting in Canberra and invest in Sydney

- I understand the market more in Sydney, but not sure how beneficial it is to keep renting and keep all my investments in Sydney. Would this be a bad move if I end up staying in Canberra for 5+ years (like most friends who have relocated).

Final question, what steps should I take to help me make the decision?
