Newbie Needs Advice on Flipping and Airbnb

A friend and I are considering getting into our first Real Estate deal together. Some options we are considering are the Airbnb route (specifically, making deals to rent out apartments and then using them as Airbnb locations) and Fix and Flip/Live in Flip. I'd appreciate any insight on getting started and advice on locations where those options may be most successful. We both have some flexibility in where we live right now- but are located in the NY/NJ area.
