Need Second Property Guidance NH: Another Condo or Small Single?

Hi,

I am very new to RE investing. I own a garden style condo (my previous residence); free and clear. Condo currently undergoing light cosmetic upgrades with plans to put it in the rental market in the next 60 days. Looking to buy next property for rental income; likely will finance with conventional mortgage. What do you recommend? Another condo, a duplex, a single family home or a conservative flip? Really new to the game. Condo in NH, looking for second property in NH for now.

Any advice, guidance and/or resources to assist in my decision are greatly appreciated.
