Very new to Investing and not sure what to do about this chance.

My parents may lose there home. I, after studying real estate for about five months and obsessively reading books I have recognized I may be able to help! Here’s the beans.

Parents owe 140,000 home is worth about 325,000. I would like to buy there home for 325,000. My parents have agreed to give me 100,000 back and would use the rest to renovate the property. I want to use that 100,000 for down payments and to increase my credit for future investments.

Looking for advice/thoughts. The property is in Palmdale CA.
