How to Lead Gen the right way?

Hey! So I just started trying to cold call and cold text trying to find deals for a couple investors as well as to wholesale. I have heard many stories from other people who constantly complain about getting unsolicited spammy calls and texts (I myself tend not to answer random numbers). So how can I contact potential sellers without coming across as scammy, cliche, or pushy? I know my market is pretty saturated with bandit signs, calls, texts, and direct mail, so how do I stand out? Thank you!
