Cash flow properties in Houston. 1% or 2% rule?
Hello everyone! I’m new to real estate investing and have been growing my knowledge through books and podcasts when I came across the 1% and 2% rule. I live in Houston and plan to start here so with that said what is a good rule of thumb to go by in regards to the 1% or 2% rule? I’ve been crunching numbers on small condos and for the most part find that these properties are falling under the 1% rental bracket. Is this good to begin with or should I aim for a higher percentage?
And on a side note are condos a good idea? There's definitely HOA fees but aside from that I don't know what to look for in additional costs..
