1st house hack in 3 unit prop. in rough nghbhood is it worth it??

Hi all, I am fairly new to BP and am looking at doing my first house hack. I have found a place that is pretty nice and in pretty good condition. It's a 3/2 house with a 2/1 & 1/1 above the detached garage. I would say its all pretty much turn key with the exception of a few minor things. The issue is that it is in a pretty rough neighborhood close to downtown. I know this because I am a first responder and have worked in the area. But just on the other side of the highway (about .5 mile away) is very nice and has been revitalized in the last 5-6 years with high prices. With that being said I just don't want to screw up my first deal and for safety reasons for my family is it worth it? The asking price is $300k and its been on the market for about 7 months and have already come down about $80k on the price. Makes me wonder why it has set so long because overall it is a very nice looking old vintage property with alot of updates. Any info would be greatly appreciated! Thanks so much in advance!
