Save for Down payment or Pay all Debt off ASAP

Right now My wife and I almost have all our credit cards paid off. The only thing we would have to pay off would be a person loan 26,000 We really want to buy a side by side Duplex in SAC and house Hack. Right now we are living rent free in wife's Parents House during Corvid. Not the best but its free. After high interest cards are paid off I was thinking saving for Down Payment or Finishing off all Debt and being Debt free but then wouldn't have cash for down payment. Any Feed back would be great.
