Buying First Home (How to consider appraisals)
Hi guys! I'm new to real estate and wanted your opinion on appraisals. I'm looking to buy for my family to live in. The house is single family, brand new build (not very common), asking for $800k, 2000 sq ft, on a 0.11 acre lot. It is a very desirable area in the northeast. The house is a 3 bedroom and 2.5 bath. On the deed it is listed as a 2 bedroom with a bonus room. I'm told this is because the sq ft of the lot is so small so this is what the builder decided to do. The seller's agent says they have 3 offers already. I have a loan through work that doesn't require appraisal and will cover 85% and I would put down the remainder. My concern is reselling this house in 3-6 years. The lot sq ft is a lot smaller than others in the town and also that it is listed as a 2 bedroom would affect future appraisals. How would you guys approach this? Please let me know if there is anything I left out. Thank you!
