Hello all, 

I'm just getting into real estate. I've spent the past 3 months reading, browsing sites such as this, podcasts (BP's), and youtube videos.

My goal is to start out with a house hack. Currently running numbers today on a possible duplex in a college town that rents rooms individually with a joint liability in the common areas. Which would put me at 7 rent checks with me living in the space as well. Not all to certain on how exactly that works but most of the apartments here do this.

I'm not entirely ready to do this, nerves galore. However if the numbers work and it all makes sense to do (my uncle will be helping me do this and I'm going to go over everything with him as well to make sure it works) then why not just jump in.

I have contacted a relator as well as a lender to start the preapproval process. 

Any tips on rental properties in college towns are greatly appreciated. Real estate here gets very pricey very quickly which makes getting into the rental business seemingly more difficult with the high entry prices.
