House Hack then BRRRR or Pass?

So I would love to get some input on this duplex.

Monthly Income:1650.00 Monthly Expenses:2,027.56 Monthly Cash Flow: -342.65 Pro Forma Cap Rate:-1.67%

So we would do this as a house hack. The building has two units both are 2/1. if we purchased this we would be paying 342.65 in rent a month while my husband and I both have high paying jobs. right now we are renting for $2775 a month. That would help us pocket $2432.35 a month. We would perform the BRRRR method on the home and look for another place to house hack.

With both units the available for rent. Renting both units for $1500

Monthly Income: 3,100.00 Monthly Expenses: 2,249.41, Monthly Cashflow: 889.85
