Looking to invest in a HOT Dallas Fort-worth market

Hi, 

I am looking to start in RE investment, and I have been looking for properties for a few months now, it almost seems like the price is off the charts in the DFW market.

Options for SFH are limited and duplex or condos are just too $$$$

I am a mom and looking to start so this could go towards the college fund for my kids, ideally I would like to have 4 properties by mid 2022

Here is my dilemma - 

- Option 1 - get a 1400 sqft duplex/condo for $200k and rent it - location may not be the best and condo is old.

- Option 2 - get a 1400 sqft townhome in a newer suburb (way far out) with an awesome community with amenities and pay twice as much.

Anyone in the DFW market who could help guide me!

Also I am looking to have 1 property as a long term rental and another for STR

Typically I would not suggest condo or townhome.  Dues often eat the profits.  There can be deals, but in DFW area those are pretty limited.

If you can, stick to Single Family in most cases and maybe multi if the price is right.

Deals are deals those, so look at what works financially.
