Loan Options in Fort Wayne, IN

I am looking for any feedback if anyone has had success with doing deferred lending with someone in the Fort Wayne or Indianapolis area. Specifically, I am looking for someone who is willing to put the rehab cost on the HUD for a BRRRR. I have the cash available for the purchase and rehab, but want to make sure I can "refi" out at 75% of the ARV without being limited to the purchase price and not having to wait for a 6 month seasoning period.
