Best cities/states to invest to build a RE portfolio

Hello,

     I am a full time working professional venturing out into the world of Real Estate Investing. I am located in the SF Bay area and the properties in this area are extremely expensive and honestly over priced. I would like advice on which markets to start looking as a first time investment buyer and suitable to grow my RE portfolio? 

I have been exploring the Phoenix, AZ and Denver, CO area but both markets are too red hot and extremely overwhelming with bidding wars. Where should i begin?
