New Rental Listing Question

Hey everyone! I'm new to REI, and just closed on my first duplex in Hawaii. When listing it for rent, is it proper to say "duplex for rent" or does it classify as a house/apartment/condo/etc.?

I'll be renting out one unit, and getting roommates in the owner occupied unit.
