Wholesaling on market property

Hello BP. This is my first post. I am working with an agent that is going to do a search for me for one of my investors. If she finds an on market property, do i make do a fee agreement with my buyer to make sure i get paid? The agent said to have him send a POF and have him sign something to have her represent him in sale. Is there anything i can do to make sure she wont steel my buyer for other deals?
