Looking at Listings for a Newbie?

Hello everyone!

So I have my first buy and hold that needs a lot of updating but I am not used to his level of property (typically I've lived in A & B class apartments and this is a lower B/C property). I'm not sure what the "standard" is for apartments in this area and what level I will need to go to for renovations.

My idea now that I have my license to get both an idea of what I need to do for this property as well as get an understanding for potential investor clients would be to go look at some listings in the area to get a better idea. I am still working on finding off market stuff, but my thought was this would be easier to get in the door to start to get an idea.

Good idea? Bad idea? What are your thoughts?
