VA loan to LLC, with Cash out?

I currently have a VA loan on a home that I want to keep and turn in to a rental property. I want to get the the loan moved to a LLC, but still get the Cash out for the work I have done to pay myself back and buy my next. What do I need to do to make this happen. I don't have a great understanding of the best practice to make this happen. Do I need to start the LLC then sell the home to the LLC, do the refinance and pull the cash out then sell it?
