REI in Denver Colorado

I've heard that newbie investors should try to invest locally. Denver though, has low inventory. I currently own the home I live in and have cash saved up.

Would refinancing my home to have more for a down payment be a good move? For a newbie like me, is investing in another market recommended?

Anyone in Denver willing to connect and help a beginner out?

TIA
