Buying First Home/Rental Property

Hey guys, I am new to this form and new to purchasing a house. I am currently reading Rental Property Investing y Brandon Turner. My wife and I are in the market to buy a house for us to live in to eventually be our first rental property to start our portfolio. 

Would you recommend buying now (within the next few months) or waiting til the market gets stable. I have heard that 30% of individuals cannot afford their rent/mortgage payments. Are mortgage deferments going to end soon? I tried finding articles and such but was turned to this forum so I figured I'd ask people that are heavily involved in this and are experts. Is there a bubble that will burst soon to then create foreclosures and better prices? Are prices inflated right now?

Any advice or articles you'd recommend for a first time homebuyer? All advice and tips are welcome.
