Newbie question on ARV calculation.

Hi all.

Newbie here looking for assistance on my first investment.

Currently I’m in contract on an old single family farmhouse 4BR & 1 bath, which has potential to be a 2 family with another section of the home that’s in need of a total renovation. This area would be a 3 BR & 1 bath unit with a living room and eat in kitchen.

How do I calculate the ARV if there's not much for 2 family comps in the area? The house is 3 min from a NY ski resort so there will be a strong demand for rental.
