Analyzing Cash Flow (using BP Rental Calculator)
I'm new to property ownership. Hoping to find a duplex so I can live in one side and rent the other or something with an ADU. I've only run a couple properties through the calculator so far, however, all of them are massively negative cash flow. For the calculator I'm using the mid-range of recommended numbers for things I'm not sure on like CapEx=10%. But for things like property tax, insurance, and vacancy rate, I'm able to find more accurate numbers online so plugging in those.
- Does this mean properties are currently overvalued in the market I'm in, or am I missing something?
- How do others use the calculators to make purchasing decisions?
