How Much Weight to Give Qualitative Data When Analyzing Deals

I'm new to BP and have been taking advantage of the calculators with my new Pro Membership. I realize that buying in good locations (neighborhoods) is important. However, how does intangible or qualitative date affect the feasibility of the deal? I'm thinking of yard size, parking spaces, view, proximity to noise/eyesores/hazards, etc. I'm curious if anyone has walked away from a deal that had good cash flow and ROI, but the surrounding environment, lot size, or aesthetics were a deal breaker. These things won't show up in the numbers of a deal analysis.
