Etiqutte with Wholesalers

Hey everyone!

I've been getting a couple of wholesalers reaching out from Craigslist ads to me in order to connect and network. I have this one that has tried to send me 2 potential properties that he is working on wholesaling.

The one today doesn't appear to be a true deal, the price alone of the property is at market and he originally said it was an 8-unit but it turned into a 4-unit somehow.

Question I have is, how do I maintain the relationship when I am being sent bad deals? My gut tells me to just be respectful and say I'm not interested, but not sure if I'm overthinking this and it's a sign of bad things to come.
