Finding Deal in a Sellers Market?

I am wondering if there are any books or research about buying real estate in a seller's market? I am looking for information that has been published recently (within the last 12 months) about the current market we are in. I am trying to build a real estate portfolio in the current market and I am finding it rather challening. Any information or advice would be greatly appreciated.
